SWAMIH INVESTMENT FUND I - Special Window for Affordable and Mid-Income Housing

SWAMIH Investment Fund I is a Special Window for Affordable and Mid-Income Housing (SWAMIH) fund, launched in 2019 by the Government of India. It is a Category-II AIF (Alternate Investment Fund) debt fund registered with SEBI (Securities and Exchange Board of India), and is sponsored by the Ministry of Finance and managed by SBICAP Ventures Ltd. (a State Bank Group company).

  • This amount has been raised with an aim to provide priority debt financing for the completion of stressed, brownfield and Real Estate Regulatory Authority (RERA) registered residential projects that fall in the affordable, mid-income housing category. Social Impact Fund specifically formed for completing stressed and stalled residential projects.
  • The fund invests in equity or debt in projects that are net worth positive, meaning that the value of sold receivables plus unsold inventory is greater than the cost to complete the project and to service the investment by the Fund.
  • The SWAMIH fund has a target corpus of ₹25,000 crore, and has already invested in over 100 projects across the country. The fund has completed over 20,000+ homes since inception, and has helped to deliver homes to over 10,000+ home buyers.

  • The SWAMIH fund is a significant Government initiative to help revive the stalled Real Estate sector and to protect the interests of home buyers. The fund has played a key role in completing a number of stalled projects, and has helped to boost confidence in the Real Estate sector.

  • The Project Has Started but Has Not Been Completed
  • Your Project is in Bankruptcy Proceedings in NCLT and is Looking For Funding
  • You Need Last Mile and Complete Financing
  • Your Project Is Now A NPA and Can’t Access New Funding
  • You Are a First Time Promoter and therefore Not Eligible for Funding from Other Institutions
  • Your Existing Funders Aren’t Providing the Last Mile Funding
  • Funding Required To Take Over a Stressed Project But Will Still Require Construction Finance
  • Has completed at least 30% of the construction and development
  • Atleast 90% of the available FSI / FAR is being developed as Affordable Housing units or Mid-Income Housing units;
  • Affordable or Mid-income Housing units as any housing units that do not exceed 200sqm RERA carpet area and are priced as following – Less than INR 1.5cr
  • Must be RERA Registered Project
